Building Information Modeling: From Concept to Facility Management

Kevin Brettmann, JE Dunn Construction
Jeff Kleinschmidt, JE Dunn Construction

This presentation will discuss Building Information Modeling (BIM) starting with process interaction and use of a model during concept design, through construction documents, shop drawings, fabrication, construction and opportunities for use in facility management. It will address lessons learned from two sustainable (LEED® certified and LEED Gold) laboratory projects and provide information about collaboration between owners, designers, contractors, subcontractors, and what the future might hold for facility managers.

This presentation reflects the following aspects of the Labs21 Approach:

  • Using BIM for energy efficient design and coordination
  • Minimizing environmental impacts
  • LEED certification
  • Facility management
  • Energy efficiency

BIM for Energy Modeling will be discussed along with utilizing 3D laser scans for accurate generation of as–built information, and opportunities to extend model information to the Owner for Facilities Management.

He is the author of “CM Partnering Agreements Improve Value & Quality,” which appeared in R&D Magazine's 2005 Lab Design Handbook, has been published in Pharmaceutical Engineering, and was a conference leader for the International Society of Pharmaceutical Engineers' (ISPE) Research Facilities: Latest Trends Conference. Mr. Brettmann is a member of ISPE and a past member of the Washington Biotechnology and Biomedical Association.

Jeff Kleinschmidt has over 11 years of experience in the construction industry. Mr. Kleinschmidt's background consists of a number of diverse assignments geared toward a total understanding of the design and construction value chain. He spent his first six years as a project manager working on such projects as historical renovation and concrete parking structures. Competencies in self-perform construction lead to a company-wide leadership position in building structure consulting, estimating, and project management. During this period Mr. Kleinschmidt customized and implemented a corporate-wide estimating system for over 250 users. When Building Information Modeling (BIM) appeared, Mr. Kleinschmidt was tasked with the start up of a new BIM department that included scope definition and recruiting staff. Mr. Kleinschmidt led BIM for two and a half years before relocating to Colorado. He is a senior project manager in JE Dunn's Denver office. His interests include technology, collaboration, lean, supply chain management, and integrated project delivery. Mr. Kleinschmidt holds a Bachelor of Science in construction science and management from Kansas State University and an Executive Masters in business administration from Rockhurst, Kansas City's Jesuit University.
